Trustee Notes and List of Improvements

My name is Talitha Hillman, I am the successor trustee of this property. This home belonged to my father for 42 years before he passed away in 2016. This was my beloved childhood home, and I occupied it until around 1996 when I was 24 years old. During my father's ownership of the house, he took great pride in and good care of this home. My father, Kirk Hillman, a high-end residential architect, was known most widely for designing the original Meadowood Resort in Saint Helena, luxury homes on the shores of Lake Tahoe, and unique residences here in Sausalito including “Lighthouse 1“ and “Lighthouse 2” on the southernmost tip of the Sausalito waterfront. My father did the original remodel on this home in the 1970’s (which included adding the loft and living room seating alcove) and made various upgrades and improvements throughout the years thereafter. All the stained glass in the home was designed and created by my uncle, Bill Hillman, owner of Mansion Glass in Olympia Washington.

I was appointed Trustee in January 2024 and have spent the past 3 months restoring the home. Below is a list of recent improvements, improvements I remember my father doing, and also improvements my brother completed during his occupancy over the past 16 years. I encourage all interested parties to conduct any and all inspections and due diligence deemed necessary to satisfy themselves of the condition of the property.  I have had the property inspected by professionals, and I have included those reports with my disclosures as well as other information that Buyers might find informative.

The following improvements were done to prepare the house for sale:

Interior:
  • Original, solid redwood tongue and groove walls painted
  • Repaired and refinished the solid wood parquet floors in the entry, main corridor, and dining room 
  • Refinished the original, Douglas-fir wood floors in the living room and bedrooms
  • Replaced carpet on stairs and upper level loft
  • Bathroom and laundry room walls repainted
  • Interior wood staircase, railings, window and door trims cleaned and conditioned with oil soap
  • Wood ceiling in loft and living room cleaned and conditioned with oil soap
  • Added ¼ round finish trim to living room baseboards after floors were refinished
  • Added ¼ round finish trim to main floor ceiling trim after tongue and groove wood walls were painted
  • Replaced the majority of light fixtures
  • Added track lighting to the ceiling alcoves
  • New recessed lighting housing and baffles down the main corridor of the house
  • New concrete floor added to the kitchen
  • Replaced a portion of the butcher block counters in the kitchen
  • New sink and faucet in the kitchen
  • New range hood 
  • New shiplap added to the kitchen backsplash, the peninsula, and storage area under the interior stairs
  • New vinyl floors in the laundry room & bathroom and caulked all areas as needed
  • Recaulked the windows in the laundry room
  • Replaced the interior door to the laundry room with one that had been located elsewhere on the property, and added privacy film to the glass in the door
  • New door handle on laundry room door (interior)
  • Installed and stained trim around the interior laundry room door
  • Added weatherproofing strips to laundry room doors (interior and exterior)
  • Added door sweeps to bathroom door, back door, and laundry room door
  • Stained the exterior of the bathroom door
  • New beadboard paneling and ceiling trim added to the bathroom
  • New vanity and sink in bathroom
  • New wax ring installed under toilet
  • Refinished the fireplace hearth and restored the cast iron fireplace
  • Sanded and stained the tops of the storage cubbies in the living room alcove
  • Sanded and stained the shelf below picture window in kitchen
  • New door lockset with keyed bolt on back door off laundry room
  • New door lockset with keyed bolt on basement door
  • Cleaned out the basement
  • Replaced the handle springs and lock cylinder on front door mortise lockset (new keys)
  • Replaced dimmer switch and replaced recessed lights in bedroom 2 ceiling alcove 
  • New faceplates on many of the light switches
  • Electrician fixed outlets and light switches that weren’t working
  • Replaced breaker switch for dryer in electrical panel

Exterior:
  • Exterior of house painted
  • Replaced 3 exterior light fixtures
  • Front entry deck and staircase power washed and stained
  • Balcony power washed and stained
  • Back entry deck and staircase power washed and stained
  • Secured the balcony with 2 new beams, 4x4 beam support posts, and 2x6 subfloor
  • Added 1 X 4 picks to the handrail on the balcony
  • Secured back deck and stairs, replaced treads, added risers, replaced railing, added balusters
  • Repaired decking at entry and replaced 2 support beams and subfloor
  • Repaired front stairs and handrails, added risers
  • Repaired wood soffits
  • Replaced 3 windows in the basement
  • Replaced 4 windows in the living room seating alcove
  • Replaced window on basement door
  • Added supports underneath the laundry room floor (it has always been slanted!)
  • Professional rodent proofing of basement and attic
  • Professional sanitization of basement and attic
  • Power-washed stone and brick walkways
  • General yard clean up, including fresh mini-bark

Prior Repairs/Improvements the Trustee is Aware of:
My father completed the following in approximately 2002 - 2004:
  • Designed 6 new custom windows for the bedrooms and the living room (custom fabricated and professionally installed)
  • Designed new custom kitchen window, bathroom window, and stained glass window in dining room (custom fabricated and professionally installed)
  • Designed 2 new Rosewood doors for bedrooms (custom fabricated and professionally installed)
  • Installed new parquet wooden flooring in the entry, main corridor, and dining room
  • Installed beadboard and added six, 6” can lights to hallway ceiling 
  • Installed new bronze mortise entry lockset in front door
  • Added drywall over part of the wooden ceiling in the dining room
  • Designed and built custom ledge in the loft bedroom area under the skylights

My brother stated he completed the following:
  • 3 Skylights replaced in left side of loft  (approx. 2010)
  • Floor heater replaced  (approx. 2010)
  • Replaced kitchen cabinets (2010)
  • Added built in shelves and mirrored double doors in loft (approx. 2010)
  • Installed baseboard heaters in bedrooms wired to individual thermostats (approx 2010)
  • New stringers and treads on the front stairs (approx 2015)
  • Cleaned up and landscaped side yard between 706 and 708 Spring Street 
  • Built curved retaining wall for parking spot in front of 706 Spring Street
  • Fixed drainage around the house to prevent water from running under the basement
  • Leveled out ground under basement and added plywood  flooring
  • Installed new shower, new toilet, and new flooring in bathroom (approx. 2022)
